SJ Morgan Realty takes the worry out of property management.
Our staff will interview each prospective tenant to ensure a great experience for both parties. We perform a credit, rental history, and background check to ensure that each tenant is a noteworthy resident at your property. As your property management company, we act as the liaison between the tenants and owners. This is done by drafting and amending leases, collecting rents from tenants through a variety of payment methods, responding to maintenance calls, scheduling any work that needs to be done and conducting surveys with the tenants to ensure that they are receiving the best possible experience.
In addition to our other services, our rent management team:
Performs periodic property inspections.
Each month we direct deposit or mail the owner their checks and rent rolls.
Rent is due to the 1st of every month.
There is an additional 4-day grace period.
After the 5th day, the tenant is charged a 10% late fee, which goes directly to the owner.
Rent rolls are disbursed to landlords on the 16th of every month.
